Dutch Village Green Belt development proposal validated by our Council.

The Dutch Village Green Belt fields, or Land East of Canvey Road development proposal has been validated by our local authority.

The 21 days consultation period is expected to begin shortly.

    Editor:- Although it may be premature to highlight, that to bring forward Policy H16 will prejudice those sites undergoing planning appeals procedures, I feel that it is appropriate to do so.
    A primary defence to the objection of development on the Borough’s Green Belt is the fact that the New Local Plan indicates that it has identified a five year housing supply.
    To bring forward Policy H16, the Dutch Village site, which is not only in the Green Belt but also serves as a flood cell on the Zone 3 Flood plain of Canvey Island, clearly identifies that the Plan failed as yet to provide a five year supply of Castle Point Borough Council’s objectively assessed housing need.

    Developers will of course note this point when entering into the appeals process.

    New Housing Site – Land East of Canvey Road
    1. Land East of Canvey Road, Canvey Island, as identified on the Proposals Map, is allocated for residential purposes, to deliver up to 275 new homes by 2031.
    2. Housing development may be brought forward on this development site only at a time when there is an insufficient supply of land to ensure a five year housing land supply, thereby passing the sequential test for flood risk.”
